301 15th Ave E is Capitol Hill's biggest project by a wide margin, but its construction permit is still listed as applied, filed March 2023, not issued. Its land use permit was issued in October 2024. The 2.27 acre site previously held a grocery store, large enough that the project can deliver 337 homes and 7,071 square feet of retail at only five stories.

123 Boylston Ave E, an eight story mixed-use building with 160 homes, is in a similar position. Its land use permit was issued in May 2026, one of the most recent approvals in the neighborhood, but its construction permit remains listed as applied, filed August 2023.

1737 Belmont Ave, a seven story residential building, and 112 10th Ave E, an eight story building adding 221 homes across three combined parcels near Denny Way, both have their land use and construction permits listed as in review. Neither has a land use or construction permit issued yet.

1534 Broadway is the one project on this list with an issued construction permit, issued March 20, 2024. It is an eight story, 85 home building on the former site of the Broadway Center for Youth.

A ten home project on Bellevue Court

1020 Bellevue Ct E is a 10 home townhouse project on a single 4,156 square foot parcel that the county assessor lists as previously vacant single-family land. Construction permits covering the 10 townhouse units, split across four unit types, were filed starting February 26, 2026. A demolition permit for the same site was filed the following month, March 2026. Its estimated value is $1.1 million, and its construction permit is listed as applied, not issued.
