Among the five largest projects covered below, only one, 1752 NW Market St, currently has an issued construction permit and no certificate of occupancy yet. Two more already have a certificate of occupancy on file, and two others still show their construction permit as applied rather than issued.
The 27 active projects add up to about 2,269 residential units and $425 million in estimated value, at an average height of 5.5 stories. What the permit record shows for each
1752 NW Market St is the only one of these five with a construction permit that has been issued, on May 29, 2026, and no certificate of occupancy yet. It is a mixed-use building with 239 homes, plus hotel rooms and office space alongside ground floor retail.
5514 24th Ave NW, a seven story, 238 home building, is complete. Its temporary certificate of occupancy was issued in December 2024 and its final certificate in February 2025.
2035 NW 58th St, an eight story, 206 home building, still carries an under construction label on BuildVue, but its permit record lists a certificate of occupancy issued in October 2025, so the building may already be finished and leasing.
5445 24th Ave NW, the tallest project on this list at 11 stories with 188 homes, has an issued land use permit from January 2024. Its construction permit is still listed as applied, filed March 2024, not issued.
1103 NW Market St, a five story, 45 home building, has neither its land use permit nor its construction permit issued. Both are listed as applied, filed in mid-2023. Its recorded estimated value is $80.0 million, which works out to roughly $3,363 per square foot of building area, unusually high for this kind of construction. That figure looks like an outlier and may reflect a data entry issue in the permit record rather than the project's actual cost.
Most of Ballard's active construction sits along NW Market Street and 24th Avenue Northwest, the two commercial corridors that anchor the neighborhood's core.
