Pacific Highway South carries much of Federal Way's active commercial construction, alongside a cluster of office filings a few blocks west in the West Campus Office Park. A short stretch of South 316th and South 328th Streets accounts for the rest of the confirmed activity. Most of the city's tracked filings sit in these few places.
As of July 29, 2026, BuildVue's Federal Way page was tracking 22 construction and development projects, sourced daily from MyBuildingPermit. The page does not publish a combined residential unit total or dollar value for the pipeline. This post draws on the 16 of those 22 whose project pages returned full site detail when checked on July 29, 2026. The other six did not load a record at that time.

The office park corridor
Three of the confirmed land use filings sit inside the West Campus Office Park. 33325 8th Ave S covers 5.73 acres, filed in January 2026. BuildVue's parcel data lists that site's previous use as Governmental Service. 720 S 333rd St is a smaller 1.02 acre lot in the same office park, filed in July 2026, with a previous use on record of Office Building. A third filing at 1500 S 336th St sits in a different division of the same office park, with a previous use on record of Retail, Line or Strip. All three remain in land use review.
The builders working the residential side
Of the 16 filings with full site detail, four are residential. Three are under construction, and one remains in land use review. 131 S 328th St lists D R Horton as contractor, filed in November 2023, now with 20 permits attached. 34816 1st Ave S lists F N W Inc as contractor, also with 20 permits, filed in December 2021. 27614 Pacific Hwy S lists Gencap Construction Corp as contractor, filed in May 2022. The fourth, 31700 3rd Pl SW, is still in land use review and does not list a contractor yet. BuildVue's parcel data lists that site's previous use as Apartment.
Long running institutional work
Kiewit Infrastructure West is the contractor of record on two separate tracked filings in Federal Way, one at 31911 23rd Ave S filed in March 2020, and one at 2031 S 316th St filed in July 2021. Both are listed as under construction. Three more institutional filings name other contractors. Lydig Construction Inc is listed at 31627 1st Ave S, filed in January 2021. Andersen Construction Co of Wash LLC is listed at 29805 Pacific Hwy S, filed in June 2018 and still open. Forma Construction Company is listed at 2626 SW 327th St, filed in October 2021 with two permits attached.
