We are proposing to develop the Hudson Street Single-Family Homes at 7515 Hudson Street West, Lakewood, WA 98499 (tax parcel 3905000350). The site is an 18,004 SF (0.413 acre) corner parcel made up of Lots 7 through 12, Block 14 of the Flett Addition, at the northeast corner of Hudson St W and 76th St W, with a public alley on the east. The site is currently occupied by a single-family residence, a shop, a shed, site concrete, a gravel driveway and gate, and two 24-inch significant trees (A pine and an fruit tree). All of these will be demolished and removed. The existing side sewer will be capped at the right-of-way line under a Pierce County capping permit, and the existing water service will be disconnected through Lakewood Water District.
The project will construct eight detached, three-story, wood-frame single-family homes, each with 3 bedrooms and 3 bathrooms. The homes sit in two rows of four facing a shared central access drive, which connects to Hudson St W through a single 24-foot driveway approach. All eight homes are on the existing parcel. Site work includes clearing, rough and finish grading, temporary erosion and sediment control, and private on-site stormwater infiltration. Frontage improvements on both Hudson St W and 76th St W include curb, gutter, sidewalk and right-of-way infiltration trenches, all under a City right-of-way permit. Each home will have its own sewer and water service. One existing sewer connection and one existing water connection are credited, so the project adds 7 new sewer and 7 new water connections, for 8 of each. Water will come through a new 2-inch main with an 8 meter manifold tapped from the existing 8-inch Lakewood Water District main.
The work will be built in one phase. The plan is for Demolition, well decommissioning and sewer capping come first, followed by site development and utilities, frontage improvements, and vertical construction of the eight homes.
