Establish AADU Proposed Renovation: This permit application is for the establishment of an Attached Accessory Dwelling Unit (AADU) which will be located in the basement floor of the home.
Proposed alterations include:
- An interior entrance door will be added to separate the AADU from the existing common area (RED marking, page 7). This entrance will maintain independent access to the AADU without altering exterior facades.
- A code-compliant stove will be added inside the AADU within the existing structure (ORANGE marking, page 7). The stove will connect to an existing permitted 40-amp circuit (Permit #7013586-EL, finaled 07/05/2024).
After alterations, the single family home will consist of:
- Primary home: 1,280 sqft on the upper floor, containing 4 bedrooms and 1 bathroom.
- AADU: ,170 sqft on the basement floor, containing 3 bedrooms and 2 bathrooms, fully within the existing basement space constructed in 1959 (prior to 12/31/2017). The AADU complies with Seattle Municipal Code (SMC 23.44.041.C.2.c), which allows the gross floor area limit to be exceeded when converting space in an existing principal residence, provided the entire AADU is located on a single floor level.
- Common area for stairs, electrical panel and water main: 110 sqft on the basement floor. Common area can be accessible by both units.
