PeeWee’s Learning Center Academy – Tenant Improvement & Playground Development 10221 Bridgeport Way SW, Lakewood, WA** PeeWee’s Learning Center Academy is completing a full tenant improvement and exterior playground development project to convert the existing commercial space at 10221 Bridgeport Way SW into a licensed early learning facility. The project is being delivered under a design/build contract with Nobilis Contracting (NC), ensuring integrated engineering, permitting, and construction services from initial concept through final occupancy. The project is organized into three phases. Phase 1 includes all code analysis, schematic design, and full MEP engineering required for childcare licensing and City of Lakewood permit approval. NC will produce engineer stamped drawings and incorporate value engineering opportunities to maintain cost efficiency while meeting regulatory and program requirements. Phase 2 covers permit preparation, submittal, and agency coordination. NC will assemble all required documentation, submit the permit package, respond to plan review comments, and secure the official Construction Permit authorizing the build out of the childcare center. Phase 3 encompasses the complete interior construction and exterior playground development. Interior work includes selective demolition, framing, drywall, full MEP installation, ADA upgrades, flooring, doors, trim, paint, and all finish work required for a safe, compliant learning environment. Exterior work includes site preparation, commercial grade playground equipment installation, safety surfacing, fencing, ADA access paths, shade structures, and related site improvements. The project is governed by a Not to Exceed budget of $250,000, excluding WSST. This amount includes engineering, permitting support, interior construction, exterior playground development, general conditions, and contingency. Engineering services are paid directly by the Owner with no markup. NC will manage the project from initial design through final inspection, ensuring compliance with City of Lakewood requirements and Washington State childcare licensing standards. Upon completion, PeeWee’s Learning Center Academy will have a fully built, code compliant facility and a complete outdoor play environment ready for final inspection, licensing, and occupancy.
