The applicant proposes to subdivide an approximately 0.66-acre site into four single-family residential lots. The project includes construction of private access road (Tract A) serving the four lots, as well as 10-foot-wide perimeter landscape tracts (Tract B and C) with Type II landscaping. Required frontage improvements will be provided along the adjacent public street, consisting of a sidewalk, planter strip, curb, and gutter.
