Construct a new 2162SF 3bd2.5ba single family residence with 552SF attached garage. Includes plumbing and mechanical per approved plans. LICENSED PLUMBER: ASSI - ADVANSS786BJ FRR22-0049 Approved 3112022 to lower the walls by 1 ft and leave the lot the way it is for construction for my new house at 2512 Vista View Drive in Tacoma. Leaving the lot as is also means that we will not need to remove any retaining walls (as was required if we excavated 2 ft from the lot as originally planned) or regrade to slope to meet the street. However, since the driveway, from the previous house, was located on the south side of the lot rather than the north side as dipicted in the original site plan, we have flipped the house to align with the orientation of the previous house which allows us to use the existing driveway entry on the lot. If had not flipped the house and the driveway was located in the original location, then we would have to remove the retaining wall to the East of the house for the driveway. Storm drainage, sewer connections, and the basic house footprint remain the same and lowering the walls from 9 ft to 8 ft reduces the overall height from 14.5 to 13.5. I have uploaded a rough markup of the original site plan with house flipped and the driveway re-oriented. Unfortunately, my markup is pretty crude since I only have Microsoft paint to work with.
