Construction of a 11,250 sf commercial building footprint on a previously developed 2.38 acre site. The rear of the site is currently used, and is proposed to be, a secured contractor equipment yard. The proposed 11,250 sf building footprint will be constructed with a mezzanine of 3,445 sf. The 3,445 sf mezzanine and 3,750 sf area below will be constructed as office use. The remaining 7,500 sf at the main floor will be for vehicle shop maintenance. The total building floor area including mezzanine is 14,695 sf. Shell will be concrete tilt-up and all elements inclusive of the interior office areas will be of 5B construction, sprinklered throughout. Non-Separated Occupancies are B office and S-1 shop. An existing shop building of 3,420 in the northwest corner of the site is to remain while the temporary modular office in the east parking area is planned to be removed. The use of this facility is corporate office and a repair shop for an excavation company. Land use for this project was previously approved 2/9/2019 on under site plan approval (PA16-050, Hilo Park 1B).
