New home construction on a vacant lot in Inverness Park. We (Haagens, Buyer) are under contract to purchase this lot from Fang Hwa Chen (Seller). Application to build a single family home was begun on her part by American Classic Homes, Building and Use Pre-Application 005571-20PA, dated 10/01/2020. The construction permit 6808927-CN was begun but not completed. We are in the feasibility study period now, with escrow closing planned for 28 Feb 2022; and we need to determine whether the lot will be buildable at an affordable cost. We have a draft survey (attached). We plan to build a home for two generations (four persons), sited similarly to the Chen plan (attached). Our house will have three or four stories, with two stories about street level. A portion of the house will be constructed as an attached ADU, initially for the younger couple. The house will be super-insulated and all-electric, except for a wood burning fireplace or stove and provision for a natural gas-fired backup generator.
